With house prices attractive, prestige properties in demand, and confidence high, vendors launched into the year actively and optimistically. While several factors help attract the quickest sale and the highest price – including effective, targeted marketing and engaging a knowledgeable, reputable agent – making your home as captivating as possible is paramount.

More and more people are gaining a competitive advantage by engaging the services of a professional home stylist, whereby the home is not only professionally furnished (from hand towels to sofas) to target your specific target market, it’s also maximised for space and light. For example, a large living room might be cleverly designed to create both a living and dining room, or a single bed might be replaced with a double to give the impression of a larger room.

To find a good home stylist, ask friends who may have used one before, ask your agent who might recommend a preferred stylist, or search “property staging” on the Internet, where you can also find before and after shots. Costs vary greatly and might range from $500 to $10,000 depending on the size and location of the property and the extent to which it is styled. For instance, the stylist can simply add soft furnishings to existing furni­ture, use a combination of hired and vendor-owned furniture, or give the whole house a makeover. While some are initially surprised by the cost, they are elated when their invest­ment procures a quicker sale with a better-than-expected return!
